Nigeria: Developers Strategise for Yuletide Boom

Real estate developers, who seem to be making the best of the current boom in the sector, are gearing up for a fresh round of good tiding that emerges every year ending.

As another year gradually rolls to an end, investors and realtors are once again positioning their businesses in the bid to exploit the patronage of homecoming, property investment-hungry Nigerians in the Diaspora.

In fact, a considerable number of them are now working round the clock to ensure that either new schemes are devised entirely from the scratch, uncompleted ones completed or existing one fine-tuned in time for the traditional yuletide rush by non-resident Nigerians desirous of buying houses.

Investigations by Daily Independent revealed that while some developers, who have targeted December are working towards delivering on scheduled, those who may however be unable to make December are nonetheless doubling their efforts to be able to show interested buyers that they are serious.

For instance, the firm of Propertymart Real Estate Investment Limited has disclosed that it will unveil an entirely new scheme next month to take advantage of the anticipated rise in demand for landed property and housing due chiefly to homecoming Nigerians in the Diaspora.

Though he would not disclose what the estate will be called, Head of Marketing at Propertymart, Mr. Adesope Adeyinka, said however that the scheme would be a highbrow one located at Mowe-Ofada in Ogun State.

"Such a highbrow scheme is a deviation from the numerous low schemes in that area. The idea behind this is to provide a world-class estate; an estate that offers the same quality and standard of facilities from where these Nigerians came from."

Propertymart is developing "Palms Garden Estate" and packaged "Crystal Park Estate" for Ventra Ventures Limited. Both estates are located in Mowe.

Similarly, Chief Ade Omonitan, Managing Director of Jubilee Construction Company Limited, developers of "Moonlight Estate" along the Ibadan-Ile-Ife Expressway, said his company has perfected plans to deliver 12 units out of the 26 three-bedroom terrace houses before the end of December and that work on the second phase would commence in January 2009.

He said the company was not unaware of competition at this period and that it had slashed the unit price of the houses by five per cent to serve as an incentive to interested buyers.

Mr. Idowu Ademola, a site engineer of a 36-unit estate at Omi Adio, along the Ibadan-Abeokuta Road, said that despite the problem of high cost of building materials, his company wass tinkering with the idea of giving interested buyers some palliatives.

Though he did not mention what the company intends to give as incentives, he nontheless promised that it would be enticing enough to attract buyers.

Mr. Sola Adekunle, Managing Director of Ellon Properties, developers of "Aspen Estate" in Isheri-North in Ogun State, said though his company might not be able to complete the first phase by the end of the year, it had something to show to interested buyers.

He added that, already, the company had received numerous interests from Nigerians abroad and that it was working to meet their needs.

Omonitan said Moonlight Estate comprises three-bedroom ensuite units. Other features are dining area, a laundry room and fitted kitchen.

Flooring is finished with tiles, while each of the bathrooms is tiled up to the ceiling..

Though houses are being sold on a cash-and-carry basis, Omonitan did not rule out the possibility of a mortgage.

He said: "We are serious minded about the project. We have banks that are willing to do mortgage. We will introduce those who want mortgage to these banks."

Some of the facilities in the estate include: recreation garden, ample parking space, street lighting, road network, boreholes/water supply and landscaped areas.
