Nigeria: Lake View Estate Gets New Delivery Date

The earlier scheduled December delivery date for Lake View Estate located in Amuwo Odofin area of Lagos State has been rescheduled for February 2009, going by the words of the Managing Director of the developers of the estate, Personal Trust Savings and Loans Limited, Anthony Owuye.

In an exclusive chat with Daily Independent, Owuye said the change in date was necessitated by some extraneous circumstances. He was quick to add that the management of the company is happy that subscribers to the estate fully understood the company's predicament.

He said, barring any unforeseen circumstances, the estate will be delivered in February, assuring that as of now all logistics has been put in place to ensure the completing of the estate next month.

Owuye said the tarring of the road leading to the estate is nearing completion, adding that there is electricity supply to the estate, though awaiting connection and energisation by PHCN.

He explained that the multi-million naira estate occupying a land space of about 10,000 square metres (m2) would be available for living by those who have paid up.

He added that the company is likely to remain in the location for another four or five years engaging in construction work, stressing that Personal Trust Savings and Loans Limited is primarily a mortgage firm, but felt there is the need to have its own property to provide mortgage for those who want to buy their units.

According to him, Personal Trust is the first PMI to build its own estate in metropolitan Lagos.

The estate is being developed in two phases. The Phase One consists of 10 blocks of eight units per block of different types, adding up to 80 units. However, work on the second phase is expected to commence soon. The Phase Two would comprise of four blocks of eight units per block, totaling 32 units.

The entire estate after full completion would comprise 112 units altogether. There are 16 units of two-bedroom apartments and 64 units of three-bedroom houses.

A two-bedroom apartment, valued at N7 million, comprises a master bedroom, which is ensuite with toilet and an extra toilet for the second room and guests.

Valued at N8 million, a three-bedroom unit features a master bedroom, which is equally ensuite with two toilets to serve the second and third rooms and guests.

Some of the attractions in the estate include a recreation centre for relaxation, proximity to a lake and standby generating set to ensure a regular supply of electricity.

A unique feature of the estate is that all the blocks are made of bricks which, according to the site architect, comes cheaper, lasts longer and beautifies the entire surrounding.

According to Owuye, anybody buying any of their units is assured of his or her title deeds because this had already been perfected by the company.
